It is not interest-free. It is not a gift.

The timeline keeps calling a Home Purchase Plan either a secret privilege or a 0% trick. It is neither. It is rent on a share plus the price of units — and it is usually more expensive.

Wet terrace in grey light

On 23 August 2026 a post correctly described a UK HPP as co-ownership plus rent, then called it discrimination: why should Muslims get interest-free mortgages. In early September another cartoon said a conventional $100,000 at 5% costs $193,000, and ‘Sharia’ charges $193,000 at 0%. The second is the sameness charge with the labels swapped. The first is the interest-free myth that dies every time someone opens a Key Facts Illustration.

A Grok reply on that beat was closer: HPPs avoid interest by structure but charge a positive rental or profit rate. Gatehouse fixed products in that thread were around 5.5–6%. The Q3 2026 street card had Offa 4.50, Gatehouse 5.09, Al Rayan 5.14, BLME 5.29, UBL UK 5.35. None of those numbers is zero. None of them is a coupon if the lease is a lease.

If it were free, the premium would not be the longest thread on the subject.

The two volume error

Volume one of the smear: Muslims get something for nothing. Volume two: it is the same as a mortgage so it is fake. Both cannot be true. The documents are the court. Stamp-duty relief is anti-double-tax, capped in 2011, public. See the stamp-duty piece. See the premium piece. Then stop arguing with a cartoon.
