England is not Scotland.
Gatehouse’s page says England and Wales. Scottish title is another country of paper. A Birmingham solicitor who has never seen a Lands Tribunal file is not a bargain.

Home Purchase Plans in the UK retail market are overwhelmingly English and Welsh titles. Gatehouse says so in as many words. Scotland has its own land registration, its own conveyancing, its own standard securities. A diminishing musharakah has to attach to a real right a Scottish court will recognise. Importing an English declaration of trust onto a Glasgow close is how you buy a lawsuit.
The fiqh is global. The Land Register is not.
Wales is not a footnote
Land Transaction Tax in Wales is not SDLT. Reliefs that were written for alternative finance in one statute need a Welsh reading in the other. Northern Ireland is thinner still. If the provider’s panel stops at the Tweed, believe them.
