A quiet courtyard

When the FCA authorised Offa for Home Purchase Plans in March 2025, the firm had already acquired Bank of Ireland’s Alburaq Sharia-compliant home-finance portfolio — more than 350 HPPs — on a funding structure it called unique. That is the quieter book sale. Gatehouse–Waterfall in August 2026 was the loud one. Same species: someone else now holds the economics; someone has to service the family.

A book trade is a test of servicing, not of branding.

What a customer should hear

Your terms are the terms you signed, unless the documents say they can be varied. Servicing can move. The FCA still regulates the HPP provider. A book that changes hands twice in two years is not a scandal if the clauses hold. It is a market growing up. Ask who to pay, who to complain to, and whether the late-payment and destruction clauses moved. If the answer is a new logo, you were not answered.
